Building Construction Regulations

The homes in Sweetwater Cove follow local Galveston regulations without sacrificing design, comfort, and accessibility.

The design criteria for Sweetwater are established in the Traditional Neighborhood Development (TND) District of the City of Galveston Zoning Ordinance and further defined in this Design Guideline / Pattern Book. The intent of the regulations is to:

Facilitate the planning, design, and construction of a quality Sweetwater Cove community, reflecting the unique character of the Texas Gulf Coast and Galveston Bay.

Encourage architectural themes that reflect the scale, details, ornamentation, and mix of uses characteristic of traditional Texas coastal vernacular.

General Provisions of the regulations include:

Sweetwater Cove will have a common architectural theme, to include buildings, signage, fencing, lighting, paving, curbing, and landscaping.

Each building will have a gable, hip, or gambrel roof with soffits and fascias. The use of flat or shed roofs is limited to secondary elements such as porches and towers.

All portions of the development shall be linked through a continuous pedestrian pathway network, and designed to encourage pedestrian circulation.

The development will be provided with both active and passive recreational facilities.

All buildings will be elevated a minimum of 19 feet above the mean high tide, corresponding to the most recent flood plain map.

INSPIRED DESIGN


Sweetwater Cove will have key design elements throughout the neighborhood that will ensure builders create a harmonious setting.

Home designs will promote an active relationship between the home and the street, emphasized by front porches.

Designs will provide a consistent architectural expression that evokes the traditional Texas vernacular, characterized by simple volumes with pitched metal roofs, Hardie siding, and generous porches.

All designers will adhere to high quality of construction standards, with appropriate materials, finishes and details.

Community-wide touches will ensure beautiful standards for for landscaping, lighting, fencing, and paving.
